This historic building has been a huge part of Baywood's small business community since 1961 - home to coffee roasters, butchers, windsail merchants, dojos, fishmongers, video rentals, and more. After 63 years with the same family, it has transitioned to new owners—Kevin and Alecia Teague—who are eager to honor its legacy while breathing new life into the space.

We envision this building as a vibrant hub for the Baywood community and are seeking like-minded, locally-owned businesses to join us on this exciting journey.

What’s already coming?

  • The Pottery Baywood: A community pottery studio offering classes, memberships, and supplies, opening in February 2025. (The Pottery has locations in Atascadero and Grover. This will be the third).

  • The Yoga Lab: A dynamic yoga studio also set to open in early 2025.

We’re committed to creating a collaborative, community-focused atmosphere by filling the remaining spaces with complementary businesses. We are not looking for businesses that focus on tourists. We want businesses that sell goods or services to locals. Could yours be next?

Available Spaces:

  • 600 sqft ($1,050 per month)

  • 640 sqft ($1,120 per month)

  • 1280 sqft ($2,170 per month).

Requirements for Tenants:

  • Locally owned (owners must reside in SLO County)

  • You need to bring life to your unit. No offices, or private studios. We are looking for businesses where customers are greeted and buy a product or service that enhances their day (e.g., grocery, juice bar, fitness studios, boutique clothing, aestheticians, salons, etc.... ). We want this building to feel alive! 

  • You must keep regular business hours and be open to the public at least 40 hours per week. 

  • No franchises—we’re focused on enhancing Baywood’s unique, local vibe.

  • You need to have a vision for your space's look and feel, be able to communicate it, and also put investment and work into your future space. These aren't turnkey units, and good marketing costs money. Explain to us how you will grow your business and be successful.


We receive 2-5 inquiries per day, and will be making a decision on who will be the tenants of the three open spaces in March of 2025. The things that would set you apart from the other hopeful tenants:

  • You already have a thriving small business and want to move it here, or this would serve as your second location.

  • If this is your first location, you have a very clear vision of what your business is, and plan of how to get there. You can clearly explain what you are selling, what it costs, and how you will market and sell it. You know how much you need to make the space what it needs to be, and who will do the work.

  • You are persistent, optimistic, and responsive in communicating with us.
